The parkade membrane renewal project involved a thorough surface preparation
process, beginning with the removal of deteriorated coatings from the driveways, loading bay, and entrance ramp, followed by paint application. Following this, the team meticulously applied a high-performance membrane system over 8,000 square feet of surface area. Damaged concrete, including spalled areas and cracks, was adequately repaired to ensure a solid foundation for the new membrane.
The careful attention to detail throughout the process guaranteed optimal adhesion and long-lasting durability, significantly improving the surface’s resistance to moisture and wear, while extending its overall lifespan and performance.
Materials: Tremco Vehicular Coating System.
The concrete repairs project included localized stair repairs and concrete patching on the access ramp following the removal of the intercom tower. The stair repairs involved removing delaminated concrete down to the parent material, followed by pouring new concrete to rebuild the stairs in compliance with safety regulations.
The surface was then smoothed, and the step nosings were painted for visibility and safety. For the ramp, the scope of work included the removal of the intercom tower, necessary concrete patching,
and the addition of markings to align with the existing pattern.
Materials: Sika Monotop 410 F and yellow trafc paint.
The envelope repairs project involved rotten wood repairs, correcting the gutter slope, repairing the siding materials and replacing them where needed to match the existing ones, removing and reinstalling the window and window flashings to match the existing one.
The membrane renewal project included surface preparation followed by the application of a new polyurethane liquid membrane across all existing membrane-coated balconies and eyebrows. The team successfully applied the new membrane to over 10,000 square feet of surface area, performed necessary caulking repairs, and completed window wall repairs, which involved replacing rusted screws, adjusting, and installing new ashing as required. The work was executed using swing stage and rope access methods. Tatras Group completed the project in full compliance with the standards set by BC Building Science
Engineering.

Tatras Group has supported the building throughout 2023 and 2024 by conducting thorough concrete surveys to assess the true condition of the concrete. Based on the survey findings, we performed essential envelope repairs, including concrete and crack
repairs, wall painting, and sealant replacement, all aimed at ensuring the long-term durability of the building envelope. The work was executed using rope access methods to efficiently address any issues. This proactive approach helped prevent significant deterioration of the concrete and addressed potential delamination at an early stage.
Materials: Sikatop 123 plus, Sherwin Williams paint.
The project involved a full re-coating of membranes on balconies, which included
thorough substrate preparation for concrete or wood treatment. As part of the renovation, we also applied sealant and installed sheet metal ashing and trim. All work was completed in accordance with the specications provided by RDH Building Science Inc.

We conducted garage roof slab waterproofing repairs, which involved demolishing planters, preparing the surface, applying PMMA waterproofing, and reassembling the planters and deck surface. This project was completed according to the specifications outlined by Sense Engineering, ensuring effective waterproofing and restoration of the garage roof slab to enhance durability and performance.

The project began with a thorough assessment of the roof deck area, followed by careful surface preparation of the planter and its surrounding areas. This process involved cleaning and priming to create a stable foundation for the application of a high-performance PMMA membrane. Selected for its superior waterproong capabilities and resilience against harsh weather conditions, the PMMA membrane was meticulously applied to ensure complete
coverage and seamless protection.

Localized deciencies envelope repairs, based on the RDH Engineering warranty
report, were completed at all building elevations. This included concrete and crack repairs, sealant replacement, painting, waterproong coatings, and SBS membrane repairs. Attention to surface conditions ensured optimal adhesion and performance, improving the
durability and functionality of the building’s envelope components.

Based on RJC Engineering’s report, we completed localized envelope repairs on the exterior curtain wall system at the two towers of Metrotower buildings. This work included fastener replacement, ashing installation, and the application of localized sealant to ensure the envelope’s water-tightness and performance.
Materials: Pacic Fasteners, Metal Supermarket and Dowsil 795 Silicone Sealant.
Sealant replacement (all windows frame, vertical cold joints, and flashing), paint renewals at concrete wall surface, and localized concrete repairs, including exposed rebars and cracks.
